Can you hold a place before I apply?
Yes. We can hold up to 30 days with a signed lease agreement and Security Deposit. In the event you do not move in, the Security Deposit is forfeited. -
Do I pay first month’s rent and last month’s rent with my security deposit?
No. First month’s rent (may be prorated), Security Deposit, Admin Fee, HVAC Fee, Pet Fee (if applicable) are due at lease signing. Cashier’s Check is required. -
How old do you have to be to apply?
Everyone 18+ who are not in High School need to apply and be listed on the lease. -
Is the deposit refundable?
The deposit is held in a trust and is refundable given there is no damage beyond normal wear and tear. Deductions are outlined in the lease. -
What is an emergency?
Most issues with the house are NOT emergencies that require someone to come out after hours. This even includes HVAC. Put in the work order and your property manager will begin working on it first thing the next day. -
Do you accept Housing Vouchers?
Each owner has to apply for the program and most of the owners we work with have not applied. If the house is eligible it will be stated on the advertisement. -
You have a property I want to rent. How do I apply?
It is our policy to have every potential tenant view the property before applying. Our application is online on our website. The cost is $60 per applicant -
How do I pay rent?
Rent is due on the first day of the month by 11:59pm and is paid through the tenant portal. Using your ACH (bank account and routing number) a one time payment can be made or auto-pay can be set up. There is a $1.99 convenience fee per payment.
Credit Card/Debit Card payments will have a 4% plus $1.99 convenience fee.

I want to get a pet. What do I do?
Animals are on a case-by-case basis at the owner’s discretion. In the event the owner agrees, the tenant will be required to register the animal through www.petscreening.com A non-refundable animal fee of $350/animal will be required. -
My lease expiration is coming and I want to move out. What do I do?
A 30 day notice is required. -
Who is responsible for paying for repairs & maintenance requests?
Repairs and most maintenance is covered by the owner, HOWEVER, the tenant is the steward of the property and MUST maintain it. Tenants are responsible for cleaning, lawn care, watering the lawn and foundation, and reporting maintenance issues quickly so the issue does not fester. -
Who pays the utilities?
In most cases, all utilities are tenant responsibility. If different, it will be noted. -
Who is responsible for pest control?
Tenant is responsible. If the pest is a rodent type pest, please call the property manager.
