Am I required to make my property available to Section 8?
No. The housing program is optional. This option requires an application and approval process with an inspection by the housing authority.
The rules are different for the Housing Program. It is highly encouraged for you to read all the requirements before pursuing this route.

Are you licensed?
Yes. I along with all of our agents have gone through the licensing requirements and stay up on all continuing education. -
Can I reach you after hours?
Our office hours are 9am - 5:30pm Mon - Fri. In the event of an emergency, we can be reached after hours, however, most items can be addressed during normal business hours. -
Can you put the money directly into my account?
Yes. The owner will provide the ACH information for the account he/she wishes to have the owner draw deposited. The process takes approx. 3 business days to deposit into your bank. The timeline for the initial deposit is by the 10th of each month. Holidays and weekends may affect the actual deposit day. -
Do I get to see the lease or sign it?
Yes. All documents are uploaded to the system and available upon request. When an owner signs the Property Management Agreement, it is agreed that the Broker and the associates of the broker can sign on the owner’s behalf.If the owner wishes to sign the lease, that can be arranged.

Do you sell real estate too?
Yes. We are a full service Brokerage focusing on Residential needs. We are working on adding Commercial in the near future. -
How and when do I get my checks?
We are on an electronic system. The Owner Draw can take 3 days to clear your preferred bank account. Our goal is to for you to have your money by the 10th of each month. Holidays and weekends may affect the actual deposit day. -
How is rent collection handled?
As stated above, we are on an electronic system. The tenant gets access to a tenant portal where he/she can set up electronic payments using the ACH system from the bank.Rent is due on the first of each month.

How long of a lease do you sign?
12-18 months is preferred. -
How much security deposit do you charge the resident?
Security Deposit is typically the same amount as the rent. It is held in a trust account. Some owners wish to hold it, however, we highly encourage the owner to have us keep it due to better tracking. -
How soon can you start managing my property?
We can start managing as soon as the agreements are signed, however, listing and finding a tenant is based on the readiness of the property. -
What type of properties do you manage?
Residential: single family up to 4-Plex at this time. We are currently working on adding Commercial space. -
What type of reports do I get and how often?
Our system keeps records of rent payments, and invoices. Through your Owner Portal you can access these 24/7.
